DeMelo's Da News

Summer 2012

Happy Birthday Al!

Yes it is Al's birthday. So happy birthday Love. We have sure enjoyed this beautiful summer. Our friends to the south of us may have had it a bit hotter this month. But my garden is flourishing and we are loving this time of year.

Like Sand through an Hourglass...

When you think about time, how do you find yourself thinking? I know for me, I am spending my time cleaning and organizing my file room. I know many others are rushing through getting the kids ready for "back to school". As I was thinking about this recently, I remembered a lesson where I became aware there are two types of "TIME". They are "Real Time" or "Clock Time".

Entrepreneur magazine explains it perfectly in this short article which has 10 great tips for time management.

Real Time is like the saying"time flies when you are having fun" and drags when you are doing your taxes.

Clock time is constant... time passes equally. There are 24 hours in a day 365 days in a year. They are the same for everyone.

Some say that time is a mentality existing between your ears. I agree that time is mental existing between your two ears-- you create it. And with that, anything that you create you can manage.

I am working on learning to remove self sabotage and imposing self limitations like “I don't have enough time” or today “it is not the right time”. If you watch how you think about time, you may be amazed when you start thinking ” I have enough time to get all I need to get done today” that you actually do!  Remember time is an illusion and how you think about it can either make you a success, or set you up for defeat.

Pot Luck Barbeque with a Bang!!!

Beautiful and HUGE Koi We went to a barbeque recently at the home of one of our BANG ( Business accelerated network group) remembers, Robert Symington.

Robert is a master manifester. He has been studying Napoleon Hills "Think and Grow Rich" and other books for years now.

Robert talked about how Keith Cameron Smith (click the link to see a list of his books on is another of his favorite authors. Keith teaches how to really have a millionaire mindset and really think right!

We had a very nice time talking with everyone and discussing the idea of BANG Olympic Games Day. It was especially nice getting to know everyone a little better. And wow! the Koi!!! Look at this beauty. This guy is huge and just one of many in the pond! Thanks to Robert for hosting. We can't wait for next time!

Rent 2 Own (R2O) Summit

Sweet RemedyAl and I attended David Dubeau's Rent 2 Own summit this month. We decided we wanted to learn from the master of marketing businesses and from someone who knows a lot about the renting to own process. We decided to get involved in this area again, and boy did we learn a lot! We learned about the rules of R2O and how to keep abreast of the changing laws. By keeping up on this, you can bring positive monthly cash flow, faster turn around and reduced tenant turn-over.

David also shared his secret to his success as to how he is getting his clients in homes who may not necessarily qualify for a mortgage-- by using tools (such as credit management, spending habits, money management, etc.) to help them plan to qualify for the mortgage at the end of the term. Thus making a win-win for everyone involved.

Dan Dubeau, David's brother shared his experiences with Renting to own and some of the mistakes he made and-- more importantly-- how to avoid them.

There was a surprise speaker, mortgage broker Dan Heon. His presentation was loaded with a ton of valuable insight and actions to take to preserve our valuable assets.

Dan reminded us is it time to check our annual credit report. You could make it an action to do annually.  There are two sites to go to to check your credit report. It is important to keep on top of the data in your report. In particular, note the following:

  • Inquiries- who has been looking at your credit (hard inquiries and soft inquiries, hard inquiries actually affect your credit and take points off your score)
  • Credit Limit Vs Current Balance -  never use more than 55-65% of your credit limit on each card.
  • Payment history is critical. Are your monthly payments on time? Even 30 days late affects your credit for years.

Dan suggests the following links for keeping up with the latest news and changes in laws that you need to be aware of:   and

Note!! Our next newsletter will be a few days early as we are on our way to Sanoviv, Mexico on September 30.

So until next month!!! Many smiles your way, Al & Shelley
