DeMelo's Da News

 Happy Father's Day

Al and I sure hope all the fathers out there had a great day and that you were able to spend some quality time with your kids. If you were lucky enough to spend time with your Dad, you will cherish these memories.

Rainy Kamloops

Kamloops Floods 2012

This month has been all about rain! Rain, Rain and more Rain, everywhere. As a result, it is very lush and green here in Kamloops.

There has been a lot of flooding and devastation which has affected a lot of people living on the rivers. Al volunteered to help the neighbors in the cleanup. He made sandbags to help protect the property and also cleaned up some of the mess. It was nice to see people coming together in a time of need. Thank goodness we have a big truck, people who didn't had to use a boat to get down their driveway. We are happy the floods seem to have subsided, for now!

Interior Wellness Festival

Train your Brain

I went to the Interior Wellness Festival here in Kamloops this month. It was interesting going to all the booths, seeing what they had to offer and gathering all the information on new research and products in the wellness industry. The one item that really caught my eye was called by Isabelle Hamptonstone, “Train your Brain to Win” This program teaches you to:

  • Improve & Accelerate performance
  • Identify & and clear self sabotage
  • Methods to release negative emotions
  • Clear limiting beliefs
  • Sharpen focus & elevate your self control
  • Use strategies to manage anxiety and stress
  • Use skills and tools to help you increase your confidence
  • Release your hangups and learn to develop unlimiting beliefs
  • Change your mindset to help you create a compelling future

I really am enjoying learning about this!

Real Estate Meeting - Self Storage

Al went to our Real Estate meeting, which was all about Self Storage investing. I want to give a shout-out to Garnet Mierau and Brian Williams from Kamloops. They gave an excellent presentation and organized a great event.

The highlight of the lessons taught were:

When investing in self-storage, above all else, location is key. One of the most compelling facts is that you must have a great location with high visibaility. Here are some other related items of note:

  • You do the research for the storage property you are interested in by calling for price and vacancies
  • You can use Google earth which will give you exact measurements of the property
  • Make sure you have an experienced realtor on your team to help you through the process.

Re-advancable Mortgage

Square Foot Garden

Are you familiar with Re-Advancable Mortages? Well, if you have  equity in your home, with this type of mortgage it allows you to pay the principle and interest just like any other mortgage but with 75-80% LTV (Loan to value) as an equity line of credit attached.

The Smith Manoeuvre

The Smith Manoeuvre

Then, you can make the amount be a line of credit for use of paying off debts; or, if you are Canadian, you can use of the Smith Manoeuvre and invest the line of credit in something that will produce income. Robert Klein from "Financial Stuff.ca" in our Business Accelerated Network Group (BANG) gave an awesome presentation on this mortgage strategy.

Next month we will be sharing how Rick Seutter (who organizes the Cash Flow Game Nights) gets money for real estate deals.

Many blessings your way, Al & Shelley
